What’s my budget?

Your budget probably tops your list of important decisions to make when planning to build a home. Work out just how much you have to spend, and then set your budget a little over that amount. There are bound to be some unexpected costs, so have a buffer of about 10% to account for these extras. Even the set costs of a display home could still mean you need to cover other aspects such as plumbing, electrical work or custom flooring.

What about council approval?

Getting approval to build from your local council on your chosen block of land cannot be avoided. That’’s why you need to carefully check the plans provided by your builder or architect. They have to comply with all laws and regulations. Check that your builder is willing to assist with the process if needed.

How long does it take to get approval?

It can take some time to process a DA (development approval) or building permit through your local council. You can ask the council how long it is likely to take, and your builder may be able to give you some idea as well. Because getting approvals could take longer than you've planned, you need to factor this into your project schedule.

Who will build your house?

Choosing the right builder for your project is also one of the most important decisions you’ll make. Be sure to consider all cost aspects in the quote, such as materials, labour and so on. Don’t forget to check the builder’s licence, insurance and references for work they’ve completed previously.
