Sydney’s Northern Beaches vs Eastern Suburbs – Renovation Prices

Sydney is one of the most beautiful cities in the world, a city where almost anybody would want to live. Yet, there has always been a sense of rivalry between two of the most popular regions of Sydney: the Northern Beaches and the Eastern Suburbs. Questions such as: who has the most beautiful beaches, where is the best food, and where is it best to live have been asked for generations. But now, a new question arises: where is it cheapest to renovate?

Thanks to Service Seeking’s Renovation Consumer Price Index — an analysis of over 52,000 quotes across Australia — we have been able to track the price changes in the two Sydney regions over the last year. Hold onto your hats, folks, this battle is getting heated…

Round 1: The Similarities

In this round, we compare all of the renovation prices among similar industries. The price of Building and Renovation is approximately 3.2% cheaper in the Northern Beaches than in the Eastern Suburbs. However, the price of carpentry is 4% cheaper per hour in the Eastern suburbs. Landscaping is 1.1% cheaper in the Northern Beaches, but the price of Plumbing is 1.7% cheaper in the Eastern Suburbs. However, the decisive blow of Round 1 goes to the Northern Beaches as the cost of Plastering is 3.5% cheaper than in the Eastern Suburbs.

Round 2: Some Differences

Bad news for the Eastern Suburbs as this round is a clean sweep for the Northern Beaches. Electricians per hour are 6.4% cheaper in the Northern Beaches. The price of painting and tiling is 8.3% and 6.2% less expensive, respectively, in Sydney’s North.

Round 3: The Big Changes

This round highlights some of the biggest changes in the renovation industry over the last year. The price of concreting per square metre is 30% cheaper in the Eastern Suburbs than in the Northern Beaches. The average price of concreting per square metre on the northern beaches is $92.9 compared to $65 in the eastern suburbs. Further, the price of Flooring is 20% more costly in the Northern beaches than in the Eastern suburbs.
